Course Description
This course will build on the knowledge and skills you developed in Valuation Process and Methods. The objectives of this course are to provide you with the skills and knowledge necessary to create a discounted cashflow model to value income producing property. You will develop the knowledge, skills and expertise required to value income producing property, and to apply capitalisation methods
Please note that if you take this course for a bachelor honours program, your overall mark in this course will be one of the course marks that will be used to calculate the weighted average mark (WAM) that will determine your award level. Course Learning Outcomes (CLOs)
Upon successful completion of this course you will be able to:
- Interpret and apply valuation guidance notes and standards, both national and international, to produce valuation reports
- Analyse the valuation of income producing properties through the use of discounted cashflow models.
- Apply specialised valuation skills and knowledge to determine appropriate capitalisation and discount rates
- Critically analyse and apply principles of valuation to value income producing property and land to meet stakeholder requirements

Learning activities in this course will comprise lectures and workshops, including case study exercises.

An industry text book is required for this course which will be supplemented with current reading material.
Learning resources will also include professional journals and Professional Valuation Practice Standards.
Overview of Assessment
You will be assessed on how well you meet the course’s learning outcomes and on your development against the program learning outcomes. Assessment consists of:
Task 1: Class Test – Examine students’ understanding of property investment principles, cash flow estimation, traditional investment decision making techniques and retail property valuation process and methods. 10% weighting. CLO1, CLO4.
Task 2: Commercial Valuation Major Assignment – Part 1 – Perform and produce a comprehensive property and market analysis report for a commercial property. 25% weighting. CLO1, CLO4.
Task 3: Commercial Valuation Major Assignment – Part 2 – Estimate the market value of a commercial property and prepare a commercial valuation report. 25% weighting. CLO1, CLO2, CLO3, CLO4.
Task 4: Final Exam – Examine students’ understanding of valuation theory, commercial property valuation process, methods and application. 40% weighting. CLO1, CLO2, CLO3, CLO4.
Feedback will be given on all assessment tasks.
